Exquisite custom home in Pasco

This exquisite custom home in Pasco was on top of the “to-see” list for one of our clients, and we’ll admit that after driving by, we were anxious to see inside as well!  We’ve been inside many custom homes that look much like every other custom home, so we were pleasantly surprised to find a bright, light, traditional/coastal/craftsman design right here in the Tri-Cities!   The home was designed, built, & decorated by owners Duane and Kasey Flippo.  The design is beautiful and functional, located on an acre of land and thoughtfully built with quality & style.  A few of our favorite features are traditional white board & batten paneling, Edison-style light fixtures, extra tall baseboards, wood & tile flooring (with no carpet whatsoever), white cabinets & built-ins, antiqued black island, transom windows, soft gray/blue paint colors throughout, marble tile & countertops, a spacious open feel, raised/sunken living areas, and a back patio ideal for outdoor living. 

Our buyers wanted to make a few modifications, so they were excited to learn that the owner was the builder as well.  We arranged a meeting to discuss the renovation that would take place outside of closing.  The Flippos were warm & accomodating; they listened carefully and suggested options that would create seamless transitions and fulfill the desires of the new homeowners.

Summit View is located near Rancho Reata and above Badger Canyon in Kennewick, and is known for large lots (1/2 acre +) and spectacular views of the Tri-Cities.  We have seen a lot of recent sales activity in Summit View, including two of our own clients who have recently purchased there; one bought an existing home, the other purchased a lot with plans to build.

Building vs. Buying — Pasco Impact Fee Affects Real Estate

 
Pasco has passed an impact fee for new construction that may affect real estate in the area’s fastest growing city.  The fee has been a subject of controversy for Pasco.  It provides much needed revenue for the Pasco School District, but may negatively affect business and construction.  Pasco grew from a population of 32,066 to 59,781 in just one decade!  Much of the growth is new construction on what was once farmland.  Elementary schools are overflowing and land has been purchased and set aside, but more revenue is needed to build the additional schools.

The impact fee has been approved by the Pasco City Council and will go into effect on April 16, 2012.   The fee will be charged for all new building permits.  The charge will be $4,700 for a single-family home and $4,525 per unit for multifamily construction.  This fee is anticipated to supply only a small portion ($3.6 million) of the approximate funding needed ($80.8 million) for the school district.

 How will this affect real estate in Pasco?  There are both pros and cons.  If builders are unable to absorb the impact fee, it will be passed on to the consumer through an increase in lot and/or house prices, subsequently driving up the overall price of new construction.  Pasco has traditionally had the most affordable building prices, but more consumers may opt to build in Richland, West Richland, or Kennewick as the price gap narrows.  New construction remains the greatest competitor to the sale of existing homes in Pasco–the fee does not affect existing homes, so it may result in a more competitive market and could increase existing home sales.

Our Favorite Upgrades at the Tri-Cities Home & Garden Show

We had a great time at the Tri-Cities 2012 Regional Home & Garden Show.  There were so many fun things to see–a perfect place to gather ideas for building, remodeling, or even just selective upgrades like this backyard pool!

If we could pick just one upgrade for our own home...

 There were over 200 businesses represented including builders, remodelers, landscapers, roofers, painters, plumbers, & closet organizers, as well as flooring, cabinet,  glass, window covering, insulation, cleaning, HVAC, & morgage companies.   We ran into many friends and companies we’ve worked with, and enjoyed the fun, functional, and informative displays!
