Many of our clients want a turn-key home that is completely finished and move-in ready. They want to pick a home, bring family & furniture, and begin their new lives. Unfortunately move-in ready homes with all the desired amenities can be hard to find, especially within the constraints of a budget. However, homes with potential that need a little TLC are plentiful and often listed at reasonable prices, so many homeowners settle on one that meets their needs now and can be improved over time. We bought our home in the winter, at the tail end of a homebuyer tax credit when the market was bare. We stumbled across a great home in Richland that had been under contract and was back on the market.  It had almost everything we needed—plenty of space, dropped ceilings, great neighborhood, spacious yard, basement, flat driveway (Nick’s only criteria), and tons of potential in the form of trees, bay windows, skylights, pop-outs, and a not-too-open-but-not-too-closed kitchen.

The house was missing that spacious laundry room and sitting area in the master bedroom, but those things were easily trumped by the open field that stretched beyond our backyard (and who wants to sit in the bedroom when they could be out hiking through a nearby wildlife preserve?). It didn’t have the white millwork we love but hey, it’s simple to replace honey-oak doors and trim, right? đŸ™‚ So we purchased the home and started off by painting every wall and tiling one bathroom floor, when BAM–a pipe broke upstairs and flooded the house. We let the restoration company take care of the big issues and we tackled the rest. We’d like to show what we’ve done to help our clients and others see the potential in homes that may look a little outdated.
